What makes opening a restaurant in New York City different?

Four things drive most of the extra cost and most of the delay on an NYC project:

  • Licensing runs on other people’s calendars. A liquor licence goes through the New York State Liquor Authority, and applicants are expected to notify the local Community Board in advance of filing. That board’s meeting schedule, not yours, sets your earliest realistic opening date.
  • Inspection is public. The NYC Health Department grades restaurants and the grade goes in the window. Back-of-house discipline is a marketing asset here in a way it is not in most markets, so protocols have to be built in from day one rather than retrofitted after the first inspection.
  • Space is the constraint. Kitchen footprint, ventilation, egress and storage decide what menu is actually deliverable. This is why the layout review has to happen before the lease, not after — landlords and brokers do not know your operational requirements.
  • Rent and buildout compress the runway. A concept that would carry a soft first quarter elsewhere often cannot here. The numbers have to work on the pro forma before anyone signs.
